A Radiant Revival: The Final Result

Ushering in a new era for a historic Cohasset home.

On a coveted Cohasset lot overlooking the ocean, a Victorian home revisits its historic roots in a comprehensive renovation by Cummings Architecture + Interiors (CAI). The residence was once the summer estate of a prominent family, who showcased their extensive fine art collection within its walls. Over one hundred years later, the home is no stranger to renovations—a second addition was added in the 1930’s, and further work was done in the 1980’s and 1990’s.

“Underneath all the updates and revisions is an original home,” says Principal Architect Mathew Cummings, who embraces a thorough, detailed process when it comes to historic restorations. “We document the important historical qualities in drawing and written form, and come up with a concept.” In this project, the concept is clear: to preserve the home’s history by resurrecting its original functions for modern living.

In a seamless marriage of old and new, a new L-shaped addition reveals the home’s original Empire-style facade and once-hidden roof lines. Informal living spaces encompass the addition, while formal spaces return to the historic portion of the home, in an ode to the home’s original layout. Connected by a stunning wrap-around porch, the two sections converge to form an outdoor courtyard. Copper chimney details, reclaimed limestone flooring, antique timbers, restored fireplaces, and original roofing and gutter materials were reinstated to honor the home’s heritage.

“It was important to keep as much of the original integrity of the home as possible,” says Mindy Haber, Principal Interior Designer at CAI. The home’s potential was evident to the current homeowners, who held a profound reverence for the property’s prime location, storied charm, and legacy of artistic expression.

Throughout the interiors, materials, furnishings, and finishes reflect European influences, an appreciation for art, and an authentic old-world feel. “Much like an art collection, all of the finishes feel as though they were collected over time,” says Haber. From intricate ceiling treatments and wainscoting, to French-inspired curvature and globally sourced furnishings, details come to life in every corner of the home. “We loved the unexpected,” Haber shares. “We had fun with wallpaper and lighting, as you can see throughout the house.”

The painted cabinetry of the pantries play to the colors of the home; green-tones are amplified by Cole & Son Frutto Proibito wallpaper (above) and grey-tones are complemented by the aged silver Arteriors Chainmail pendant and antique art and accessories from David Neligan Antiques (below).

Formal spaces begin through the foyer, leading to the parlor, library, and dining areas, and the primary bedroom suite above, where antique selections are intertwined with modern comforts, creating rooms that are functional yet inviting.

The dining room walls, richly dressed in blue textured Thibaut wallpaper, highlight the art by Pellas Gallery and statement light fixture by Lucia Lighting for Richard Taylor Design. Anchoring the space is a Jonathan Charles dining table paired with neutral tones and geometric patterns of the TCS/Stout chairs and floor covering by Exquisite Rugs.

The formal library embraces elegant shades of green inspired by its plaid Clarence House Edinburgh custom-upholstered chairs from Jessica Charles for Cabot House. An antique game table found on Charish, dueling bookcases and ladder crafted by Premier Builders, antique art and accessories from David Neligan Antiques, custom drapery from Reliable Fabrics, and vintage chandelier by Early Electric create a warm and welcoming space to dwell for games and reading pleasure.

Curves and arches are carried into the primary suite, which is a reprieve of understated elegance. “Much of the inspiration came from overseas travel,” explains Haber. French and European accents and layers of texture, alongside layered linens and mixed metals, set a perfect backdrop for the primary suite’s sweeping harbor views. Custom window treatments by Reliable Fabric frame these serene views of the sea.

Beyond the butler's pantry, the home's relaxed and informal living spaces feature cheerful wallpaper, vibrant cabinetry, and whimsical window treatments. “The informal spaces are designed to be user-friendly for the family, and a little bit more fun and playful,” notes Haber.

“All good architecture starts with an idea,” says Cummings. CAI’s vision comes to life as the project ushers in a brilliant renaissance for this stunning home, where historic features are revived and living spaces are reimagined to align with modern sensibilities. The result: a home that is more than just a place to live, but a work of art that transcends time.
